THE ENVIRONMENTAL PROTECTION AND GROWTH MANAGEMENT DEPARTMENT AND THE PLANNING AND DEVELOPMENT MANAGEMENT DIVISION RECOMMEND APPROVAL, subject to staff recommendations and conditions which will assure compliance with the standards and requirements of Chapter 5, Article IX of the Broward County Code of Ordinances.
The applicant is requesting approval of an application for new findings of adequacy to develop a park on approximately 2.5 acres located on the east side of Old Federal Highway, between Southeast 5 Street and Southeast 7 Street, in the City of Hallandale Beach. The plat was approved on September 23, 2003 for 147 high-rise units with the requirement that either a building permit be issued or the infrastructure for development be installed. The property remains vacant, and the findings of adequacy expired on September 23, 2008. The city park use qualifies for a waiver of transportation concurrency fees in accordance to Section 5-182(a)(5)a)4) of the Land Development Code. See attached Development Review Report.
