THE PUBLIC WORKS DEPARTMENT/FACILITIES MANAGEMENT DIVISION/REAL PROPERTY SECTION RECOMMENDS APPROVAL OF THE ABOVE MOTION.
On December 13, 2016 (Item No. 38), the Board of County Commissioners authorized the County Administrator to take any necessary actions to execute leases on behalf of the Board of County Commissioners for the State Attorneys' Office (SAO) during renovations of the East Wing of the Broward County Judicial Complex. On March 3, 2017, the County and Landlord entered into a lease for 10,469 square feet of property located at 315 SE 7th Street in Fort Lauderdale which will expire on September 30, 2018.
The proposed First Amendment extends the term to September 30, 2021 plus three one-year renewals. The rental rate for the first year of the extension term is $25.85 per square foot for a total of $270,624 for the first year and shall increase 3% yearly. The Landlord will provide 25 reserved parking spaces at $45 per space per month for the first three years, and $50 per space per month during any extension. All other terms and conditions of the lease remain the same. The SAO staff located in the leased premises will be relocated to the East Wing upon completion of renovations, which are ongoing.
All documents have been reviewed and approved as to form by the Office of the County Attorney.
