MOTION TO CONSIDER APPROVAL of New Findings of Adequacy for a plat entitled Isgette’s Runway (060-MP-93). (Commission District 7)

ACTION:  (T-10:28 AM)  Approved the plat subject to staff’s recommendations as outlined in the Development Review Report.

Why Action is Necessary
Findings of adequacy for plats approved pursuant to Chapter 5, Article IX of the Broward County Code of Ordinances (The Broward County Land Development Code) expire five years from the approval date. New findings of adequacy must be approved by the Board of County Commissioners before a building permit can be issued.
What Action Accomplishes
Approves findings of adequacy for another five years for the plat, subject to staff recommendations and conditions assuring compliance with the standards and requirements of the Broward County Land Development Code.

Summary Explanation/Background
THE ENVIRONMENTAL PROTECTION AND GROWTH MANAGEMENT DEPARTMENT AND THE PLANNING AND DEVELOPMENT MANAGEMENT DIVISION RECOMMEND APPROVAL, subject to staff recommendations and conditions which will assure compliance with the standards and requirements of Chapter 5, Article IX of the Broward County Code of Ordinances.

The applicant is requesting approval of an application for new findings of adequacy for Parcel A-2 to develop 150,000 square feet of industrial use on approximately 7.6 acres located on the south side of I-595, between Southwest 30 Avenue and Southwest 26 Terrace, in the City of Dania Beach. The applicant is also requesting to amend the Non-vehicular Access Line to add a 55-foot opening for Parcel A-2 along Southwest 30 Avenue, restricted to right turns only, and relocate an existing 100-foot access easement 12 feet east. The plat was approved on March 15, 1994, for 20.8 acres of industrial use. The plat note was amended on August 24, 2008 for 60,000 square feet of office use on Parcel A-1; 100,000 square feet of office use and 100,000 square feet of vocational technical school on Parcel A-2, with the remainder of the plat restricted to industrial use. Parcel A-2 remains vacant, and the findings of adequacy has expired. See attached Development Review Report.
