THE ENVIRONMENTAL PROTECTION AND GROWTH MANAGEMENT DEPARTMENT AND THE PLANNING AND DEVELOPMENT MANAGEMENT DIVISION RECOMMEND APPROVAL, subject to staff recommendations and conditions which will assure compliance with the standards and requirements of Chapter 5, Article IX of the Broward County Code of Ordinances.
The applicant is requesting approval of an application for new findings of adequacy to develop 68,000 square feet of medical use. The 2.3 acre plat was approved by the Board on February 19, 2002, with a requirement that either a building permit be issued or the infrastructure be installed by February 19, 2007. The restricted note on the plat was subsequently amended and approved by the Board on May 21, 2002. However, a building permit was not issued, nor infrastructure installed. Therefore, in accordance with Section 5-181(o) of the Land Development Code, the County’s findings of adequacy have expired. In addition, the applicant is requesting approval to amend the nonvehicular access line (NVAL) and to waive the right turn lane right-of-way requirements on Southwest 27 Avenue. As a result, the NVAL will have two 50-foot openings on Southwest 27 Avenue with the northern opening shifted 40 feet south. See attached Development Review Report (Exhibit 1). |
