MOTION TO CONSIDER APPROVAL of a modification to conditions of plat approval on the Alpha 250 North (007-MP-08). (Commission District 4)

Why Action is Necessary
Chapter 5, Article IX of the Broward County Code of Ordinances (The Broward County Land Development Code) requires changes to previously approved or recorded plats to be approved by the Board of County Commissioners.
What Action Accomplishes
Approves a modification to conditions of plat approval subject to staff recommendations and conditions assuring compliance with the standards and requirements of the Broward County Land Development Code.

Summary Explanation/Background
THE ENVIRONMENTAL PROTECTION AND GROWTH MANAGEMENT DEPARTMENT AND THE PLANNING AND DEVELOPMENT MANAGEMENT DIVISION RECOMMEND APPROVAL, subject to staff recommendations and conditions which will assure compliance with the standards and requirements of Chapter 5, Article IX of the Broward County Code of Ordinances.

This plat is located on 127.2 acres on the north side of Copans Road, east of the Florida Turnpike, in the City of Pompano Beach. It is owned by Industrial Development International, LLC. The plat is currently restricted to 250,000 square feet of industrial use on Parcel A, 300,000 square feet of industrial use and ancillary fuel station on Parcel B, a lake on Parcel C, a conservation easement on Parcel D, 342,000 square feet of industrial use on Parcel E, and 737,352 square feet of industrial use on Parcel F. The applicant is requesting to modify Staff Recommendation No. 19 which will allow for the use of the existing right-turn lane instead of creating a new right-turn lane. In addition, the applicant has requested to delete Staff Recommendation Nos. 20 through 22 related to the construction of a new right-turn lane on westbound Copans Road at the 50-foot access opening.
