Requested Action
MOTION TO CONSIDER APPROVAL of New Findings of Adequacy for a plat entitled 2275 W. State Road 84 Plat (042-MP-08). (Commission District 7)

ACTION:  (T-10:45 AM)  Approved the plat subject to staff’s recommendations as outlined in the Development Review Report.

VOTE:  9-0.  Commissioner Geller and Vice-Mayor Holness voted in the affirmative telephonically.
Why Action is Necessary
Findings of adequacy for plats approved pursuant to Chapter 5, Article IX of the Broward County Code of Ordinances (The Broward County Land Development Code) expire five years from the approval date. New findings of adequacy must be approved by the Board before a building permit can be issued.
What Action Accomplishes
Approves findings of adequacy for another five years for the plat, subject to staff recommendations and conditions assuring compliance with the standards and requirements of the Broward County Land Development Code.

Summary Explanation/Background
THE ENVIRONMENTAL PROTECTION AND GROWTH MANAGEMENT DEPARTMENT AND THE PLANNING AND DEVELOPMENT MANAGEMENT DIVISION RECOMMEND APPROVAL, subject to staff recommendations and conditions which will assure compliance with the standards and requirements of Chapter 5, Article IX of the Broward County Code of Ordinances.

The applicant is requesting approval of an application for new findings of adequacy to develop 140 mid-rise units and 5,000 square feet of commercial on Parcel B, on approximately 2.8 acres located on Northwest corner of State Road 84 and Southwest 22 Terrace, in the City of Fort Lauderdale. The plat was approved on August 11, 2009, for 144-room hotel and an ancillary restaurant (existing) on Parcel A and 175-room hotel on Parcel B, with a requirement that either a building permit be issued or the infrastructure for development be installed by August 11, 2014. Although Parcel A was developed, no building permit was issued, nor infrastructure installed on Parcel B. Parcel B remains vacant, and the findings of adequacy expired on August 11, 2014. This plat is not subject to Policy 2.16.2, regarding provision of affordable housing, as the site was not subject to a Broward County Land Use Plan Amendment. See attached Development Review Report.
