THE PUBLIC WORKS DEPARTMENT/FACILITIES MANAGEMENT DIVISION/REAL PROPERTY SECTION AND ENVIRONMENTAL PROTECTION AND GROWTH MANAGEMENT DEPARTMENT/BUILDING CODE SERVICES DIVISION RECOMMEND APPROVAL OF THE ABOVE MOTION.
BCSD Airport Annex Staff are currently working from a trailer located within the premises of the Fort Lauderdale-Hollywood International Airport (Airport). After Hurricane Irma, the trailer suffered severe damage. Florida’s inclement weather has continued to deteriorate the trailer, making this an inadequate structure for County employees.
The landlord submitted a proposal for 3,962 square feet in an office suite complex at 4101 Ravenswood Road, Dania Beach, Florida 33312. The initial base rental rate is $14.75 per square foot per year, plus $6.25 per square foot per year for operating expenses, for a total of $21 per square foot for the first lease year, at an annual total of $83,202 (or $6,934 monthly). The base rent escalates at 3% per year with an annual adjustment to the operating expenses amount, but shall not increase annually on a cumulative basis by more than 5%. The agreement also includes 14 parking spaces and final plans for a turn-key facility. The Office Lease Agreement (Lease) term is for five years, with two extensions of three years each. The Lease stipulates that the commencement date shall be the first day of the month following substantial completion of the tenant improvements. The location was selected because of its close proximity to the Airport and Aviation staff location and the extremely competitive rent structure and operating costs.
All documents have been reviewed and approved as to form by the Office of the County Attorney and Risk Management Division.
