Why Action is Necessary
Chapter 5, Article IX of the Broward County Code of Ordinances (The Broward County Land Development Code) requires changes to previously approved or recorded plats to be approved by the Board of County Commissioners.
What Action Accomplishes
Approves a plat note amendment subject to staff recommendations and conditions assuring compliance with the standards and requirements of the Broward County Land Development Code.

Summary Explanation/Background
THE ENVIRONMENTAL PROTECTION AND GROWTH MANAGEMENT DEPARTMENT AND THE PLANNING AND DEVELOPMENT MANAGEMENT DIVISION RECOMMEND APPROVAL, subject to staff recommendations and conditions which will assure compliance with the standards and requirements of Chapter 5, Article IX of the Broward County Code of Ordinances.

This plat, located on 203.5 acres on the south side of Sunrise Boulevard, between Sawgrass Corporate Parkway and Northwest 136 Avenue, in the City of Sunrise. There is currently no plat note restriction on Parcel A and the applicant is requesting to create Parcel A-1 to add 750 high-rise units, 750,000 square feet of office use, and 50,000 square feet of commercial use. The proposed high-rise dwelling units were, as apart of a previously approved Broward County Land Use Plan amendment, subject to Broward County Land Use Plan Policy 2.16.2 related to affordable housing and found to satisfy the policy. A voluntary restriction is required to contribute $500 per dwelling unit into the City’s affordable housing trust fund or payment of an Affordable Housing Linkage Fee. See attached Staff Report.
