MOTION TO CONSIDER APPROVAL of a plat entitled Tamarac Village (042-MP-17). (Commission District 3)

ACTION:  (T-10:28 AM)  Approved the plat subject to staff’s recommendations as outlined in the Development Review Report. (Scrivener’s Error – See County Administrator’s Report:  Exhibit 1, Page 8, Recommendation #9, line two currently reads: “and two 16-foot wide ingress lanes”  Should read:  “and two 12-foot wide ingress lanes”  Exhibit 1, Page 9, Delete Recommendation #15, which currently reads: “Westbound left turn lanes on Commercial Boulevard (SR 870) at NW 91st Street with 200 feet of storage and 100 feet of transition.”)

VOTE: 8-0. 
Why Action is Necessary
Chapter 5, Article IX of the Broward County Code of Ordinances (The Broward County Land Development Code) requires plats to be approved by the Board of County Commissioners.
What Action Accomplishes
Approves the plat subject to staff recommendations and conditions assuring compliance with the standards and requirements of the Broward County Land Development Code.

Summary Explanation/Background
THE ENVIRONMENTAL PROTECTION AND GROWTH MANAGEMENT DEPARTMENT AND THE PLANNING AND DEVELOPMENT MANAGEMENT DIVISION RECOMMEND APPROVAL, subject to staff recommendations and conditions which will assure compliance with the standards and requirements of Chapter 5, Article IX of the Broward County Code of Ordinances.

The applicant is requesting approval of a plat application to develop 401 mid-rise units with an ancillary club house, 40,000 square feet of commercial use and a 0.75-acre city park on approximately 17.3 acres, located at the north side of Commercial Boulevard, between Northwest 94 Avenue and Pine Island Road, in the City of Tamarac. The proposed dwelling units were, as part of a previously adopted Broward County Land Use Plan amendment, subject to Policy 2.16.2 of the Broward County Land Use Plan Amendment PC 10-12 regarding affordable housing and were found to satisfy the policy. The city park qualifies for a waiver of transportation concurrency fees in accordance to Section 5-182(a)(5)a)4) of the Land Development Code. See attached Development Review Report.
