Why Action is Necessary
Chapter 5, Article IX of the Broward County Code of Ordinances (The Broward County Land Development Code) requires changes to previously approved or recorded plats to be approved by the Board of County Commissioners.
What Action Accomplishes
Approves a plat note amendment subject to staff recommendations and conditions assuring compliance with the standards and requirements of the Broward County Land Development Code.

Summary Explanation/Background
THE ENVIRONMENTAL PROTECTION AND GROWTH MANAGEMENT DEPARTMENT AND THE PLANNING AND DEVELOPMENT MANAGEMENT DIVISION RECOMMEND APPROVAL, subject to staff recommendations and conditions which will assure compliance with the standards and requirements of Chapter 5, Article IX of the Broward County Code of Ordinances.

This plat, located on 124.6 acres on the south side of the Homestead Extension of the Florida Turnpike, between Flamingo Road and Red Road, in the City of Miramar, is currently restricted to 290 townhouses, 210 garden apartments on Parcel A-1A; 156 mid-rise units, 224 garden apartments on Parcel A-1B; 340 garden apartments on Parcel A-2; 100,000 square feet of commercial use on Parcel B; and 116 existing townhouses and 233 existing garden apartments on Parcel C. All dwelling units are bedroom restricted. The applicant is requesting to further subdivide Parcel A-1A into Parcel A-1C to restrict 300 townhouse units on Parcel A-1C. Parcel A-1A is restricted to a lake and Parcels A-1B, A-2, B and C will remain the same. See attached Staff Report.
