MOTION TO CONSIDER APPROVAL of New Findings of Adequacy for a plat entitled Troia Plat (Lot 121B) (043-MP-02). (Commission District 3)

ACTION:  (T-10:33 AM)  Approved the plat subject to staff’s recommendations as outlined in the Development Review Report.

Why Action is Necessary
Findings of adequacy for plats approved pursuant to Chapter 5, Article IX of the Broward County Code of Ordinances (The Broward County Land Development Code) expire five years from the approval date. New findings of adequacy must be approved by the Board of County Commissioners before a building permit can be issued.
What Action Accomplishes
Approves findings of adequacy for another five years for the plat for the development of one single family detached unit on Lot 121B, subject to staff recommendations and conditions assuring compliance with the standards and requirements of the Broward County Land Development Code.

Summary Explanation/Background
THE ENVIRONMENTAL PROTECTION AND GROWTH MANAGEMENT DEPARTMENT AND THE PLANNING AND DEVELOPMENT MANAGEMENT DIVISION RECOMMEND APPROVAL, subject to staff recommendations and conditions which will assure compliance with the standards and requirements of Chapter 5, Article IX of the Broward County Code of Ordinances.

The applicant is requesting approval of an application for a new findings of adequacy on a portion of the plat (Lot 121B) to develop one (1) single family detached unit on approximately 1.1 acres located on southwest corner of Holmberg Road and Northwest 71 Terrace, in the City of Parkland. The entire plat was approved on June 3, 2003 for two (2) single family detached units. The property remains vacant and the findings of adequacy have expired on the entire plat. This application is for a new findings of adequacy for Lot 121B only. See attached Development Review Report.
