MOTION TO CONSIDER APPROVAL of a plat note amendment to the Monterra Plat (005-UP-03). (Commission District 5)

ACTION:  (T-10:50 AM)  Approved per staff’s recommendations.

 
VOTE: 7-0.  Commissioner Holness appeared telephonically and voted in the affirmative.  Commissioners Geller and LaMarca appeared telephonically but were inaudible during the vote.
Why Action is Necessary
Chapter 5, Article IX of the Broward County Code of Ordinances (The Broward County Land Development Code) requires changes to previously approved or recorded plats to be approved by the Board of County Commissioners.
What Action Accomplishes
Approves a plat note amendment subject to staff recommendations and conditions assuring compliance with the standards and requirements of the Broward County Land Development Code.

Summary Explanation/Background
THE ENVIRONMENTAL PROTECTION AND GROWTH MANAGEMENT DEPARTMENT AND THE PLANNING AND DEVELOPMENT MANAGEMENT DIVISION RECOMMEND APPROVAL, subject to staff recommendations and conditions which will assure compliance with the standards and requirements of Chapter 5, Article IX of the Broward County Code of Ordinances.

This plat, located on 499.5 acres on the west side of University Drive, between Stirling Road and Sheridan Street, in the City of Cooper City. The plat is currently restricted to 149 single family detached units on Parcel A; 300 low income garden apartments on Parcel B-1; 36,000 square feet of governmental offices and 14,000 square feet of fire station on Parcel B-2; 626 single family units, 294 townhouse units and 252 garden apartments on the remainder of Parcel B; 17,250 square feet of commercial use on Parcel C-1A; 5,750 square feet of commercial use on Parcel C-1B; a lake on Parcel C-1C; 31 single family detached on Parcel C-2A; 162,000 square feet of commercial use and 70,000 square feet of office use on Parcel C-2B; and 5,000 square feet of commercial use on Parcel C-3. The applicant is requesting to add 1,850 square feet of commercial to Parcel C-1B for a total of 7,600 square feet and decrease 1,850 square feet of commercial use on Parcel C-2B for a total of 160,150 square feet. The net impact is no increase in square feet. See attached Staff Report.
